At Reliable Septic we perform inspections with the desire to provide concrete data that can assist the buyer to make an informed decision regarding the purchase of the property and to allow the seller to make the best showing possible in the market. Reliable Septic performs all inspections to the standards of the Pennsylvania Septage Management Association* and include a complete visual and functional inspection of the system, pumping of the tank, and a detailed written report issued to the client. All of our inspection personnel are certified by PSMA and DOWRA and maintain their certifications through yearly continuing education.

Why do I need to pump my septic tank during an inspection?

Even a conscientious septic system owner will pump their tanks only every few years. The typical family can fill a tank with septage in just a few days. In order to fully inspect the integrity of the tank, looking for such things as cracks, leaks, deterioration, and root intrusion, the tank needs to be emptied during the inspection (but not before). If during the course of the inspection a condition is found that will deem the system unsatisfactory, the tank pumping will be deferred until such time as repairs are made that require emptying the tank. In most cases the seller in a real estate transaction is obligated by the standard contract to pay for the pumping of the tank.
